Brian Coleman

Brian T. Coleman serves as the CEO of the Greenpoint Manufacturing & Design Center and its related companies in Brooklyn, New York. The GMDC creates and sustains viable manufacturing sectors in urban neighborhoods through planning, developing and managing real estate and offering other related services. Since 1992 GMDC has developed over 700,000 square feet of industrial space and currently has 120 tenants with over 700 employees.

Brian joined GMDC in 2003 after sixteen years of experience in economic development, commercial, industrial, and residential development and property management in New York City and New Jersey. In 2015, he and his team completed a $14.6 million development project utilizing new Markets Tax Credits to convert a former 50,000 warehouse located in Central Brooklyn into a multi-user manufacturing facility. The facility was fully leased four months after opening with ten businesses who employ more than 70 people.

GMDC recently finished its largest development to date, an 88,000 sq. ft. $42 million project in Ozone Park, Queens, New York that was a former bicycle factory. By utilizing New Markets and Historic Tax Credits the site was transformed into a multi-tenanted manufacturing facility that will be home to 100 living wage jobs when it is fully leased.

GMDC’s is currently working with an accomplished non-profit developer of supportive and affordable housing to develop 40,000 sq. ft. of industrial space and more than 170 units of supportive and affordable housing in Brownsville, Brooklyn. The $120 million new construction project is currently navigating its way through the ULURP process and when complete, it will be the first of its kind in New York City.

GMDC has worked with a variety of clients to replicate its model in a number of locations including Hoboken, NJ; Philadelphia, PA; St. Paul, MN; and San Francisco, CA.
